Facilities and Services

  • If it ain’t broken, don’t fix it. Fix broken glass tiles in lobby rather than replace what is not broken (entrance tiles)

  • Find a solution to the elevator problem

  • Repair hallway air conditioning

Reduce Maintenance Fees

  • In-depth analysis of spending and budget to find ways of reducing expenses while improving services

  • Categorize expenses in a few major categories and set allocation percentages

  • Improve income. Example, impose stiffer fines on Airbnb violators, etc.

  • Request new proposals for existing services and negotiate lower fees with vendors

Transparency and Community

  • Quarterly board meetings with zoom for non-resident owners to participate

  • Resident portal with announcements, calendar of events, polls and surveys, posting of important documents and maintenance requests

  • Electronic voting to make it easier to vote if board is not performing

  • Resident events: Ask restaurants and businesses in the area to sponsor monthly/quarterly events

End Individual Profiteering

  • Pass a resolution status that no board member can profit, directly or indirectly from the building

  • Allocate budget for an attorney to up-hold by-laws and enforce ethical behavior

  • Publicize abuses and incompetence of master association
