Accomplishments

  • The “Vote Mint” board has focused on wisely allocating condo fees and rebuilding reserves. When we started, Mint reserves were only $330,000, risking special assessments and fee increases. Treasurer Jorge Primo successfully revised the budget and created a reserves recovery plan. Thanks to all Mint Owners for supporting our efforts, we now have a healthy $1.7 million reserve and on track for $3 million by next year. We will maintain these funds for future capital maintenance and improvement projects.

  • The “Vote Mint” Board pursued cost-saving and quality of life initiatives, notably in property management. The Mint management company handles daily needs, administrative tasks, and maintenance, acting on behalf of the Board. Reza and Thomas hired Toriefa Alexander, a former Ritz-Carlton manager, as our building manager. We are proud of the service and effectiveness of this management and look forward to ongoing collaboration.

  • The Mint's elevators are essential for our building. The Board took over elevators with deferred maintenance, expired inspections and a non-performing service provider. Reza and Jorge led a program to fix this, terminating the old service contract, addressing immediate part-replacements and updating inspections with the City of Miami. Despite ongoing issues, like water line breaks and missing parts, the Vote Mint Board has collaborated with our maintenance provider to restore service and improve the elevators. Plans for further upgrades are underway.

  • Buildings are complex structures that require careful planning, maintenance, and repairs for safe living environments. The Vote Mint board has prioritized addressing deferred maintenance, resolving issues that caused significant floods, energy inefficiency, and lower living standards. Jorge, Thomas, and Reza led efforts to complete cooling tower maintenance, replace water pumps, repair elevators, and install critical pressure release valves, extending our systems' lifespan. We thank Owners for their patience during these projects and aim to develop a capital maintenance plan following the Structural Integrity Reserve Study (SIRS) recommendations to ensure regular maintenance and minimize downtime.

  • The Board addressed several stalled projects in the building, notably the lobby glass flooring, which has been under construction for 4 years. Reza and Toriefa led this unique repair, sourcing custom laminated glass panels. The lobby is now restored, providing a professional welcome. Thomas upgraded the gym equipment and expanded the children’s area with new playground equipment, enhancing the experience for the children and parents of our community. Lastly, the indoor spa project, delayed for over four years, was completed after Reza coordinated with Toriefa to expedite contractors. Thomas also acquired a cold plunge at a discount, adding a popular amenity to the spa.

  • The Vote Mint team enhanced our board. Jorge revamped our accounting system and set up a better budgeting and financial management process. Reza created plan of record and standardized board meetings to discuss finances, projects, community, and master association at each meeting. We summarized our board meetings for those who unable to attend. We increased transparency and professionalism. There’s no need for drama, just business. With your support, we will keep making progress and achieve great things!
